Portman Holdings Revamps Alpharetta Office Park with Mixed-Use Redevelopment

Portman Holdings has acquired Brookside Office Park in Alpharetta, Georgia, and announced plans to transform the 20-acre site into a dynamic mixed-use development. Currently home to two Class-A office buildings totaling approximately 266,000 square feet, the site will undergo a substantial transformation to include residential and retail components.

The redevelopment plan calls for the demolition of one of the existing buildings and the retention of a 130,000-square-foot office structure. In its place, Portman intends to deliver 335 multifamily residences, 70 townhomes, and 60,000 square feet of retail and restaurant space. The project will be spearheaded by Dotan Zuckerman, Head of Retail Development, and Retail Leasing Manager Anders Fry.

Originally constructed in the early 1980s, Brookside Office Park has experienced declining occupancy in recent years, making the property a prime candidate for redevelopment.

“With Brookside, we’re taking an older office campus and giving it new life, keeping the best of what’s there while bringing in housing, retail and spaces that make it a real part of the community,” said Mike Greene of Portman Holdings.

Construction is slated to begin in summer 2026, with completion projected for 2029.
