**CapRock Partners to Develop Industrial Project Near Expanding McKinney National Airport**
McKinney National Airport is undergoing a major expansion — and CapRock Partners is preparing to take advantage. The private industrial real estate investment and development firm has acquired 15.3 acres in McKinney, Texas, to develop McKinney Air Business Park: a two-building, Class A industrial complex totaling approximately 250,000 square feet. Groundbreaking is slated for the first quarter of 2026.
The project is strategically located near the expanding airport, which is adding a new terminal, extending its runway, and welcoming two commercial passenger carriers. The site also benefits from its proximity to the future Spur 399 — an eight-lane freeway currently under construction by the Texas Department of Transportation to connect US 75 with US 380.
“With its strategic location near major transportation routes and a growing economic base, McKinney Air Business Park will help drive business expansion and regional growth,” said Taylor Starnes of CapRock Partners.
This development adds to CapRock’s growing footprint in Texas, which now includes approximately 2 million square feet of industrial space that is acquired, under contract, or in development. Leasing efforts for the McKinney Air Business Park will be led by Colliers’ Ben Wallace, Randy Wood, and Noah Dodge.
