**Blueteck Planning New Mixed-Use Project in Hialeah Gardens**

Blueteck, a developer with an extensive track record of mixed-use and flex-space developments across South Florida, is setting its sights on Hialeah Gardens for its latest project. The company is seeking City Council approval to move forward with a new mixed-use development on land it acquired in 2022.

According to reporting from the South Florida Business Journal, Blueteck intends to construct 84,706 square feet of industrial, office, and retail space on a currently vacant section of the site. The planned development, named Flightway Seventeen, would feature the following three buildings:

– An 8,028-square-foot structure with retail space on the ground floor and offices above.
– A 59,418-square-foot building primarily designed for warehouse and storage use, supplemented by office space. This building would be divided into 16 bays, each featuring a dedicated office and mezzanine level.
– A 17,260-square-foot building, similar in layout to the first, with ground-floor retail and second-floor office space.

Flightway Seventeen has been designed by Cabrera Ramos Architects and continues Blueteck’s trend of branded developments under the “Flightway” name, which has become synonymous with flex-space architecture throughout Miami-Dade County.

The proposal still awaits final approval from the Hialeah Gardens City Council.
