Core Spaces Announces 1,600-Bed Mixed-Use Development Near Georgia Tech
Core Spaces, in partnership with Capstone Communities, has announced a major new master-planned, mixed-use development in Midtown Atlanta, adjacent to the Georgia Institute of Technology.
This transformative, multi-phase project will convert one of the last major undeveloped parcels in Midtown into a vibrant student housing community. Phase one of the development, led by Core Spaces, will feature approximately 1,600 beds and more than 5,000 square feet of ground-floor retail space. A third-floor amenity deck and layered amenities will enhance the student living experience, while street-level retail will activate the surrounding streetscape.
Dwell Design Studio has been selected as the architect for the first phase, with completion anticipated in 2029. Phase two will be led by Capstone Communities.
The development reflects Core Spaces’ broader ecosystem, which includes student housing, build-to-rent single-family homes, and various ancillary businesses. Capstone Communities brings extensive experience in the development, construction, and management of student housing, multifamily, and mixed-use town centers nationwide.
This project signals a significant step in reshaping the Midtown landscape and providing much-needed housing near the Georgia Tech campus.
