**St. John Properties Acquires Three-Building Hunt Valley Office Portfolio**
St. John Properties, Inc. has expanded its footprint in Baltimore County with the acquisition of a three-building, 300,000-square-foot office portfolio in Hunt Valley. This addition brings the company’s local holdings to over 4.6 million square feet of office, flex, and retail space.
The seller was represented by Transwestern’s Gerry Trainor, Jim Cardellicchio, and Rowan Miller. St. John Properties was self-represented in the transaction, led by Senior Executive Vice President of Acquisitions and Growth, Sean Doordan, along with Alex Lyons, Director of Acquisitions.
The newly acquired properties—located at 4, 6, and 10 North Park Drive—are situated at the intersection of York Road and Shawan Road. They are part of the larger five-building North Park business community and cover a total of 23 acres. The buildings are currently 63% leased.
Details of the individual properties include:
– **4 North Park Drive**: A five-story building totaling 127,000 square feet
– **6 North Park Drive**: A four-story building with 82,000 square feet
– **10 North Park Drive**: A four-story building encompassing 86,000 square feet
All three buildings were significantly renovated in 2020, enhancing their appeal and occupancy potential.
This acquisition follows St. John Properties’ purchase in 2023 of a 17-acre tract just south of York Road, where they are currently developing Hunt Valley Exchange, a new 112,000-square-foot mixed-use project.
With this strategic expansion, St. John Properties continues to reinforce its position as a leading commercial real estate developer in the region.
