**Long Island Self-Storage Facility Sold After Just 45 Days on Market**

Marcus & Millichap has announced the sale of Oakdale Self-Storage, a 291-unit self-storage facility located in the Suffolk County hamlet of Oakdale, New York. The property was marketed exclusively by Andreas Makris and Kevin Bledsoe of Marcus & Millichap, with John Horowitz, the firm’s New York broker of record, facilitating the transaction.

“Within just three weeks of marketing, we received four competitive offers, secured 149 signed confidentiality agreements, and conducted eight property tours,” said Andreas Makris, associate director of investments at Marcus & Millichap. “The asset went under contract within 45 days of listing. Both the buyer and seller were a pleasure to work with, making this a memorable transaction.”

Located at 1625 Montauk Highway, Oakdale Self-Storage comprises 190 climate-controlled units, 86 non-climate-controlled units, and 15 outdoor parking spaces. The facility spans 27,320 rentable square feet and was originally built in 2005. Currently, the property is 88% occupied and offers features such as keypad entry, an onsite management office, and 24-hour video surveillance.
