**WNC Partners with First Resource Development for Springfield Adaptive Reuse Project**

WNC & Associates has teamed up with First Resource Development Company LLC to launch the Merrick Park Apartments project in Springfield, Massachusetts. The development involves the rehabilitation and adaptive reuse of two historic structures into a 62-unit affordable housing community.

The project focuses on the transformation of the historic Springfield Fire and Marine Insurance Company building, along with an adjacent residential building. Located at 195 State Street and 19–25 Maple Street in Springfield’s Metro Center neighborhood, the $40 million redevelopment will offer residents prime access to downtown amenities. Situated directly across from the Springfield Central Library, the location is within walking distance of local museums, dining, retail, and multiple public transportation options provided by the Pioneer Valley Transit Authority.

“Merrick Park Apartments exemplifies our commitment to preserving historic assets while creating quality affordable homes for working families,” said Anil Advani, Executive Vice President of Originations and Finance at WNC. “This development adds value not just through housing, but through thoughtful reinvestment in the heart of Springfield.”

The Merrick Park Apartments initiative underscores WNC’s ongoing investment in community revitalization through historic preservation and affordable housing solutions.
