Middleburg and Capital City Real Estate have finalized a co-general partner (co-GP) development agreement and secured land and approximately $100 million in financing for The Botanist, a new Class A luxury multifamily community in Fairfax, Virginia.

The Botanist will bring 260 upscale residential units to 10350 Eaton Place in a single, seven-story building. Construction is set to begin immediately, with initial units expected to be delivered by the third quarter of 2027.

With over 40 years of combined experience in multifamily investment, development, and management, Middleburg and Capital City Real Estate aim to leverage their strategic partnership to deliver a high-quality, efficient, and transparent development process.

“The Botanist is a strong example of how our collaborative model creates value by aligning experienced sponsors who share common investment principles and commitment to excellence,” said Kory Geans, CIO at Middleburg. “This partnership allows us to offer investors an optimized development with proven operators, shared vision, operational control, and full transparency throughout the process.”
