**Edens Expands Buckhead Retail Portfolio with $8.7M Acquisition**

Edens, a prominent retail real estate company, has expanded its footprint in Atlanta’s Buckhead neighborhood with the $8.7 million acquisition of Pearson’s Corner. The purchase, amounting to $580 per square foot, adds to Edens’ existing holdings in the area and solidifies its control of a larger mixed-use development project.

Located at 3072 Early Street NW, Pearson’s Corner is adjacent to two properties on West Paces Ferry Road that Edens acquired in 2012 for a combined $40 million. Those properties are home to popular tenants including Whole Foods Market, Jeni’s Splendid Ice Creams, and Velvet Taco.

Pearson’s Corner occupies less than half an acre and includes approximately 15,000 square feet of space, with 8,000 square feet of second-floor office space currently leased by Embark Behavioral Health. Originally built in 1975, the building was renovated in 2015. It was sold by The Loudermilk Companies, who had owned it since 2013.

This strategic acquisition enables Edens to enhance its presence in the Buckhead area and further develop its mixed-use retail offerings.
