**Trinity Capital and Barings Launch $100M+ Warehouse Project Near Research Triangle**
Trinity Capital Advisors, in partnership with Barings, has announced plans for a major industrial development near the Research Triangle. The project, known as the I-40 Exchange, will consist of two warehouse buildings totaling 336,000 square feet. One building will span 210,000 square feet, while the other will cover 126,000 square feet.
Construction on the first phase is expected to break ground in September, with completion projected for late 2026 or early 2027. A second phase, mirroring the first with two additional speculative industrial buildings, will follow.
Trinity Capital continues to be a prominent player in the Triangle’s industrial real estate scene. In a separate initiative, the company is backing the Falls Lake Industrial Park in Butner, a substantial development on 157 acres along Interstate 85. That project will comprise five speculative industrial buildings totaling over 1 million square feet, representing an investment of up to $130 million.
These developments underscore growing momentum in the region’s industrial sector, fueled by strong demand for modern logistics and distribution space.
