**Advantest Secures Long-Term Lease at San Jose R&D Facility**
Cushman & Wakefield has successfully arranged a long-term lease for Advantest at 3055 Orchard Drive, a Class A research and development facility located in the heart of San Jose’s Golden Triangle. The lease agreement secures the entire 94,170-square-foot property for Advantest, a global leader in advanced semiconductor test solutions. The facility will feature a blend of office, laboratory, and warehouse space tailored to suit the company’s operations.
Jeff Cushman and Chris D’Ambrosia of Cushman & Wakefield represented Advantest in the transaction. Joe Kelly of Newmark represented the property owner, Intercontinental Real Estate Corporation.
“With demand for large, stand-alone R&D buildings in Silicon Valley picking up again, it was crucial to act swiftly, as the best properties are attracting strong interest from top-tier, high-credit technology users,” said Cushman. “We’re pleased to have found a great location for a quality tenant like Advantest.”
Originally constructed in 1982, the building underwent a comprehensive renovation in 2013, modernizing the facility to meet today’s technological and operational standards.
The leasing of 3055 Orchard Drive marks another significant development in the resurgence of the Silicon Valley R&D space, particularly within the highly sought-after Golden Triangle region.
