**Vermaland Unveils $33B Data Center Industrial Park in Arizona**
Arizona-based land developer Vermaland has announced plans for a massive $33 billion data center industrial park, which would become the largest of its kind in the United States.
The ambitious project will span 3,300 acres between Phoenix and Tucson and is expected to support up to 3 gigawatts of power capacity. Vermaland intends to utilize a hybrid energy system that incorporates solar power, natural gas, battery storage, and grid connectivity to ensure continuous and efficient operations.
Strategically located within a federally designated Qualified Opportunity Zone in the Phoenix-Tucson corridor, the development offers significant tax advantages for long-term investors. These Opportunity Zone incentives can provide up to a 15% reduction in capital gains taxes for investments held for 10 years or more.
This announcement follows a period of rapid expansion in Phoenix’s data center sector, which experienced a 67% increase in inventory in 2024 — the second-highest growth rate in the U.S., behind only Atlanta.
The Vermaland development represents a bold step forward in the region’s tech infrastructure and a significant opportunity for energy-efficient, large-scale data operations in the Southwest.
