**Core Spaces Launching $225 Million 720-Unit Mixed-Use Housing Development in Columbia, SC**

Core Spaces is set to bring a major new mixed-use development to Columbia, South Carolina. Dubbed ōLiv Columbia, the $225 million project will be located at 1401 Main Street, near the University of South Carolina, and will deliver a total of 2,350 beds across market-rate and student housing units.

The development will include 720 new apartments and feature two high-rise towers: a 27-story tower dedicated to market-rate units and a 22-story student housing tower. The property is designed with a diverse unit mix, upscale amenities, ground-floor retail, and a 1,600-space parking garage.

Construction for ōLiv Columbia is scheduled to begin in fall 2025, with project completion anticipated in summer 2028. Core Spaces will serve as both owner and developer of the project, with Juneau Construction Company named as the general contractor and Dwell Design Studios as the architect.

Core Spaces is known for its focus on student housing and build-to-rent communities. The company has previously developed The Hub, a high-rise student housing complex situated across the street from the ōLiv site.
