**RFR Secures Over 81,000 Square Feet in New and Renewed Leases at 17 State Street**
RFR has completed several significant leasing transactions at its Lower Manhattan property, 17 State Street, signaling its continued investment in the asset. Plans are underway to further enhance the property through the addition of a new amenity center and upgrades to its well-trafficked public plaza.
Leading the series of deals, Alphadyne Asset Management renewed its 43,872-square-foot lease across three floors ahead of schedule. Silvio Petriello of CBRE represented Alphadyne in the transaction, while RFR was represented in-house by AJ Camhi, Paul Milunec, and Ryan Silverman. In total, RFR recently executed 80,680 square feet of new and renewed leases at the property.
To bolster leasing efforts, RFR has also enlisted a JLL team comprising Mitchell Konsker, John Wheeler, Andrew Coe, and Margaux Kelleher to work alongside its in-house leasing team.
Additional lease transactions include:
– **Bressler, Amery & Ross**: A long-time tenant since 1995, the law firm renewed and relocated its 8,243-square-foot lease. Robert Goodman of Cresa represented the tenant.
– **Atlantic Specialty Coffee**: Renewed its 6,167-square-foot space. CBRE’s Michael Rizzo and Richard Levine represented the tenant.
– **Friendly Capital**: Renewed its 3,899-square-foot asset management office.
– **Samson Funding**: Renewed its 6,181-square-foot lease. The firm specializes in providing capital to small and mid-sized businesses.
New leases include:
– **Optifino**: The AI-powered life insurance technology company leased 5,138 square feet. Derrick Ades and Lewis Gottlieb of CBRE represented the tenant. The deal was also facilitated by the RFR and JLL leasing teams.
– **Pierkarski Law**: Signed a new 3,917-square-foot lease. Jimmy Ishay of Gotham Realty represented the tenant.
– **Aspargo Laboratories**: Signed a new 3,263-square-foot lease, transitioning from a sublease to a direct lease at 17 State Street.
These transactions underscore RFR’s ongoing commitment to maintaining 17 State Street as a sought-after location for a broad range of firms from legal, financial, technology, and healthcare sectors.
