**LQ Commercial Expands Team with Influencer Nick Matson**
LQ Commercial has announced the addition of Nick Matson, a commercial real estate associate and social media influencer, to its growing team. Known for his strong personal brand on platforms such as YouTube, TikTok, LinkedIn, and Instagram, Matson will focus on retail, office, and industrial sales and leasing throughout Southwest Florida.
**Dual Transaction at Pompano Beach Property by Lee & Associates**
Lee & Associates brokers Greg Milopoulos and Christian Baena facilitated both the sale and lease of a 45,000-square-foot industrial building at 1290 SW 30th Avenue in Pompano Beach. The property sold for $8.65 million to Alliance HP Investments, LLC. During the due diligence process, Milopoulos also secured East Coast Cabinetry as a full-building tenant, in partnership with the tenant’s broker, Richard Abraham.
**Office Rents in Miami Hit New Highs**
According to a new Savills report, the average office rents in Miami-Dade County reached $62.61 per square foot in Q2 2025—a 14.4% increase year-over-year and a rise of more than 55% over the past five years. Leading submarkets include Miami Beach, nearing $110/sf; Brickell at $92/sf; and the Wynwood-Design District reaching $82/sf. In contrast, South Dade and Airport West continue to offer more affordable rents under $40/sf.
**SRS Brokers $4.8M Medical Office Ground Lease in Daytona Beach**
SRS Real Estate Partners has completed the $4.8 million ground lease sale of a newly built, single-tenant medical office property in Daytona Beach. Located at 2655 LGPA Boulevard and occupied by Florida Health Care Plan, Inc., the property has a new 20-year absolute triple-net lease. The deal was handled by SRS Capital Markets’ Patrick Nutt and William Wamble.
**Marcus & Millichap Completes $15.5M Assemblage in Miami Springs**
Marcus & Millichap has announced the sale of a 3,292-square-foot net-leased former Burger King with a drive-thru in Miami Springs. The transaction finalizes a larger three-property assemblage totaling $15.5 million. Scott Sandelin of Marcus & Millichap represented the sellers, and Jorge Ruiz of Premier Properties represented the buyer in all three transactions.
