**Hillwood Investment Properties Acquires Surprise, AZ Industrial Facility for $44.5M**
Hillwood Investment Properties has acquired Blue Cactus Logistics, a 258,100-square-foot Class A industrial facility located in Surprise, Arizona, in a transaction valued at $44.5 million. The seller was BlueScope Properties Group, which completed development of the property in mid-2024.
The facility is fully leased to TriColorAuto Group, which pre-leased the building during its construction phase in early 2024. TriColorAuto Group specializes in providing auto loans to underserved markets.
Located at 13400 W. Cactus Road, Blue Cactus Logistics sits at the northwest corner of Cactus Road and Summit Way on a 26-acre site. The property lies within the Loop 303 Corridor and is situated approximately three miles north of Luke Air Force Base.
The transaction was brokered by JLL Capital Markets, with Greer Oliver, Ben Geelan, Connor Nebeker-Hay, and Bryce Beecher representing both the buyer and seller. Local leasing efforts were managed by JLL’s John Lydon, Tony Lydon, and Kelly Royle.
