**Vanguard Associates Acquires 140,000-SF Chiefland Regional Shopping Center**
Vanguard Associates has acquired the Chiefland Regional Shopping Center, a 140,664-square-foot retail property located in Chiefland, Florida. The center’s anchor tenants include Bealls, while shadow anchors include Tractor Supply and Winn-Dixie, which is slated for conversion into an ALDI supermarket. The property was sold by the John Ruggles Estate.
The transaction was facilitated by a team from Plaza Advisors, led by Jim Michalak and Jeff Berkezchuk, who represented the buyer. The seller was represented by Coldwell Banker Commercial M.M. Parrish Realtors.
Originally developed in 1989, the shopping center was 95.6% occupied at the time of the sale. Strategically located directly across from a Walmart Supercenter, the property also houses other notable tenants such as Rent-A-Center, Subway, and Metro by T-Mobile. This sale marks the first time the center has changed ownership since its initial development.
Jim Michalak of Plaza Advisors remarked, “We’re seeing an uptick in deal velocity across Florida, and we anticipate continued momentum throughout the remainder of 2025.”
