**Los Feliz Apartments Sell Off-Market Following 75+ Years of Family Ownership**

Kidder Mathews has facilitated the off-market sale of two multifamily properties in Los Angeles’ Los Feliz neighborhood. Located at 2028–2030 Rodney Drive and 2040 Rodney Drive, the properties were sold separately to different buyers for a combined total of $9,225,000. Despite being individual transactions, both sales were executed on behalf of the same longtime family owner, concluding over 75 years of multi-generational ownership.

Josh Luchs, Executive Vice President and Managing Director at Kidder Mathews, represented the seller and both buyers in the complex deals. The process involved resolving title issues, managing probate filings, and ensuring the properties were delivered vacant — challenges that required a nuanced and strategic approach.

“These were two of the most sought-after value-add opportunities in Los Feliz, long held by an owner who was apprehensive to sell,” said Luchs. “Getting these across the finish line required creativity, persistence, patience, and deep market knowledge. It’s a reminder that even off-market transactions demand a strategic and steady hand.”
