**Cohen Asset Management Sells Phoenix Warehouse and Texas Industrial Portfolio**
Cohen Asset Management has sold a 250,043-square-foot industrial building in Phoenix, originally constructed in 2017. According to Commercial Edge, Cohen acquired the property from Merit Partners in 2019 for $24.7 million.
The Phoenix facility includes a two-story office component, boasts a 36-foot clear height, and is equipped with a truck court ranging between 135 and 190 feet. The property offers 260 parking spaces and is fully leased to Central Admixture Pharmacy Services. Located at 2200 S. 43rd Avenue, it sits approximately six miles from downtown Phoenix and 11 miles west of Phoenix Sky Harbor International Airport. Key routes nearby include Loop 202 and Interstates 10 and 17.
In a separate transaction, Cohen also completed the sale of a 12-building industrial portfolio in Richland Hills, Texas. Totaling 258,846 square feet, the properties date back to the 1970s and are located within the Midway Business Park. Merit Partners was the buyer in this deal as well.
