Progress Continues on Trinity River Mixed-Use Development

**Trinity River Mixed-Use Project Moving Forward in Fort Worth**

2SP Partners and Transwestern Development are moving ahead with the first phase of a major mixed-use project near the Trinity River in Fort Worth. The development team recently closed on a 10.2-acre site at the intersection of Old University Drive and Merrimac Circle.

The initial phase of the project, named “Merrimac,” is projected to cost approximately $170 million, with construction expected to begin in the fall of this year.

Plans for Merrimac include a seven-story residential building featuring 337 apartment units, along with 52,000 square feet of retail space spread across multiple buildings. Future phases could transform the remaining 3.8 acres of the site into retail, office, or hospitality use. Architectural design for the project is being led by Michael Hsu Office of Architecture.

Strategically located just north of Trademark Property Co.’s WestBend development, Merrimac is poised to complement an already expanding area. WestBend itself is adding 321 apartment units and 4,500 square feet of new retail space, further enhancing the vibrancy of the neighborhood along the Trinity River.
