**Merrimac Mixed-Use Development Moves Forward in Fort Worth**

2SP Partners and Transwestern Development are moving ahead with the first phase of a major mixed-use development along the Trinity River in Fort Worth. The project, known as Merrimac, will be constructed on a 10.2-acre site located at Old University Drive and Merrimac Circle.

According to 2SP, the initial phase of the development is expected to cost approximately $170 million, with a groundbreaking scheduled for later this fall. Phase one will feature a seven-story residential building offering 337 apartment units, along with 52,000 square feet of retail space spread across multiple structures.

The project is being designed by the renowned Michael Hsu Office of Architecture. Following the completion of the first phase, developers plan to utilize the remaining 3.8 acres for additional retail, hospitality, or office space.

Merrimac is set just north of the Westbend development by Trademark Property Co., which is also undergoing expansion to include 321 apartments and 4,500 square feet of retail.

This project marks a significant step in revitalizing the riverfront area and contributing to Fort Worth’s continued growth as a destination for both living and commerce.
