**Merrimac: $170M Mixed-Use Development Moves Forward in Fort Worth**

2SP Partners and Transwestern Development are moving ahead with the first phase of Merrimac, a major mixed-use project located along the Trinity River in Fort Worth. The development team recently acquired a 10.2-acre site situated along Old University Drive and Merrimac Circle.

The initial phase of the project is estimated to cost approximately $170 million, with construction expected to begin later this fall.

Named “Merrimac,” the development will feature a seven-story apartment complex consisting of 337 units, along with 52,000 square feet of retail space spread across multiple buildings. Future phases may incorporate additional retail, hospitality, or office components on the remaining 3.8 acres of the site.

Architecture for the project is being led by the acclaimed firm Michael Hsu Office of Architecture.

The Merrimac site lies just north of Trademark Property Co.’s WestBend development, which is also undergoing expansion. WestBend is adding 321 new apartments and 4,500 square feet of additional retail space.

The Merrimac development marks another significant investment in the continued growth and revitalization of the Trinity River corridor in Fort Worth.
