**Developer Plans Mixed-Use Project in Casa Grande Featuring Senior Housing and Retail**
Mary-T Inc. is moving forward with plans for a new mixed-use development at the northeast corner of Cottonwood Lane and Peart Road in Casa Grande, Arizona. The project, which is still pending full approval from the town, is set to feature 77 age-restricted apartment units alongside more than 30,000 square feet of retail space.
The proposed development, named Mary-T Marketplace and Senior Residences, will consist of two three-story buildings rising to a height of 36 feet. The buildings are being designed by Palmer Architects.
The site spans across two combined parcels totaling approximately 5.61 acres—one measuring 4.24 acres and the other 1.37 acres. The property is surrounded by several key developments: Caliche Assisted Living Facility lies to the north; Villas by Mary-T, another senior living community, borders the site to the east; undeveloped land sits to the south; and the Canopy at Cottonwood Build-to-Rent community is located directly to the west.
Retail space within the project will have specific limitations, not allowing more than 6,660 square feet to be dedicated to medical use or more than 5,000 square feet for restaurants. Casa Grande, situated about halfway between Phoenix and Tucson, continues to see increased interest from developers as the area grows in both residential and commercial demand.
