**SRS Real Estate Partners Closes $2.95M Sale of Pupatella-Leased DC Property**
SRS Real Estate Partners has completed the $2.95 million sale of a fully renovated restaurant property leased to Pupatella Neapolitan Pizza, located at 301 Massachusetts Avenue NE in Washington, D.C.’s Capitol Hill neighborhood.
The 4,154-square-foot building features an additional 1,500 square feet of patio space. Pupatella, a popular Neapolitan-style pizzeria, opened its doors at the location in fall 2024.
The transaction was facilitated by SRS’ Washington, D.C. Capital Markets team, led by Senior Vice President Rick Fernandez and Executive Vice President & Managing Principal Andrew Fallon. The seller, a private owner based in New York City, was represented by the team. A local private investor acquired the asset, with acquisition financing provided by Sandy Spring Bank.
“This transaction is a great example of the kind of vibrant business that is drawing investor interest back to D.C., especially as retail property buyers refocus on walkable, downtown assets with strong fundamentals,” said Fernandez.
The property is situated within walking distance of key national landmarks, including the U.S. Capitol, the Supreme Court, the Library of Congress, and the National Mall. Its prime location and strong tenancy underscore investor confidence in the rebounding urban retail market.
