**Dart Interests Sells 1.5M-SF Corsicana Warehouse to Phoenix Investors**
Dart Interests has completed the sale of a 1.5 million-square-foot warehouse located at 2200 S. Business 45 in Corsicana, Texas, approximately 60 miles south of Dallas. The buyer, Phoenix Investors, acquired the facility with the support of a $32.6 million acquisition loan from Huntington National Bank.
At the time of the sale, the warehouse was fully leased, though it’s noted that some tenant leases are set to expire in early 2027.
Originally built in 1981 on a 172-acre site, the property underwent renovations in 2018. It has served as a logistics hub for major retailers over the years—initially functioning as a distribution center for K-Mart, and later for Home Depot.
Phoenix Investors, based in Milwaukee, Wisconsin, is a national commercial real estate firm specializing in the revitalization of former manufacturing facilities across the country. The company focuses on renovating and repositioning large, previously single-tenant industrial properties that were formerly held by major corporations, real estate investment trusts (REITs), or financial institutions.
