**HSA Commercial Breaks Ground on 226,000-Square-Foot Industrial Facility in Wisconsin**

Chicago-based HSA Commercial Real Estate has begun construction on a 226,321-square-foot speculative industrial facility within the Pabst Farms master-planned community in Oconomowoc, Wisconsin. Located approximately 35 miles west of Milwaukee, Pabst Farms encompasses 1,500 acres designed for mixed-use development.

Strategically positioned just a mile southwest of the intersection of Interstate 94 and Highway 67, the new Class A warehouse is expected to be completed by the fourth quarter of 2025 and is currently available for lease.

“The integration of industrial within a vibrant live-work-play community reflects a growing demand for warehouses in locations that are both transit served and amenity rich,” said Robert Smietana, president and CEO of HSA Commercial Real Estate.

The leasing of the facility is being handled by Cushman & Wakefield | Boerke. The firm reported that industrial vacancy in Waukesha County was just 1.1% in the first quarter of the year—making it one of the tightest industrial submarkets in southeastern Wisconsin.

The project team includes Cornerstone Architects, a Nelson company, serving as project architect; Pinnacle Engineering as the civil engineer; and Riley Construction acting as the general contractor.
