**Loden Development to Transform Raleigh’s Historic Depot into $75M Mixed-Use Project**

Loden Development is leading a major transformation in Raleigh’s Warehouse District with “The Depot,” a $75 million mixed-use development that will feature hotel, retail, and office components. The project is set for completion in 2028 and will be located at 327 W. Davie Street.

The 2.37-acre site, currently owned by the North Carolina Railroad Co., includes the historic train depot building and an adjacent surface parking lot. The train depot, which dates back to 1912, will be preserved as part of the development.

Plans for the project include an eight-story, 170-room hotel complete with a rooftop bar, over 30,000 square feet of retail space, and a minimum of 20,000 square feet of office space. While a hotel brand has not yet been chosen, the development aims to blend historic architecture with modern amenities and design.

Retail plans involve 10 to 20 tenants, representing a mix of food and beverage operators as well as local, regional, and national retail brands.

The Depot represents a significant step forward in the revitalization of Raleigh’s Warehouse District, combining preservation with contemporary urban development.
