Karis Cold and NAI Hiffman are making significant progress on a new cold storage facility located at 3815 S. Ashland Avenue in Chicago. This 100,000-square-foot development is set to become Chicago’s first cold-storage facility with a 50-foot clear height.

Construction is expected to be completed by July. The facility, named Karis Cold Stockyards, has been four years in the making and will provide a modern cold storage solution catering to downtown Chicago’s growing demand. The NAI Hiffman leasing team for the project includes John Basile, Alex Sutterer, and Packy Doyle.

The development will feature 14 exterior docks, one drive-in door, 46 automobile parking spaces, 13 trailer stalls, and a 4,951-square-foot office component. Adding an artistic touch to the industrial facility, a mural by professional artist David Banegas is being created on the building’s façade.

This project not only adds critical infrastructure for the city’s cold chain logistics but also reflects a blend of function and artistry, enhancing the neighborhood’s visual landscape.
