**Developer Plans Massive Master-Planned Community East of Dallas**

Main Square Development is setting its sights on Terrell, Texas, for its next major project — a 1,531-acre master-planned community named Terra Nova. Located along Griffith Road and FM 245, about 30 miles east of Dallas, the development aims to attract residents seeking new suburban living spaces just outside the city.

According to the Dallas Business Journal, Terra Nova is slated to include approximately 1,200 multifamily housing units, 112 acres designated for commercial use, and 145 acres of parks and trails. Additionally, Main Square Development is exploring the potential to build around 2,600 single-family homes.

The proposed development will go before the Terrell City Council for a vote in August. If approved, construction could begin as early as later this year, starting with the residential portion along Griffith Road. Commercial development would follow in subsequent phases.

Terrell, home to more than 21,000 residents, is part of Kaufman County, one of the fastest-growing counties in the United States. According to recent U.S. Census Bureau data, Kaufman County experienced the second-fastest percentage population growth from 2023 to 2024. With that momentum, developers remain optimistic that demand will support large-scale residential and commercial communities like Terra Nova.

Main Square Development’s ambitious vision could significantly shape the eastern edge of the Dallas metro area, offering a new option for families and businesses alike.
