Marcus & Millichap has successfully arranged the sale of a net-leased Texas Roadhouse property located in Columbus, Ohio, for $3.17 million.
“Investor demand for well-located, triple-net investment properties remains strong,” said Jordan Klink. “This component, coupled with a strong national retailer and a long-term passive lease structure, drove strong interest in the subject offering.”
Klink and Kahlil Barnard, investment specialists with Marcus & Millichap’s Indianapolis office, held the exclusive listing to market the property on behalf of the seller, Solid Ground LLC. The buyer, a Delaware-based limited liability company, was secured by Chris Lind, Mark Ruble, and Zack House from the firm’s Phoenix office.
The Texas Roadhouse is located at 5870 Carnaby Way in Columbus, Ohio. The restaurant has been operating at this location for more than 20 years and is currently secured by a brand-new 10-year absolute triple-net lease. The property benefits from a prime location, less than 15 minutes from both Downtown Columbus and John Glenn Columbus International Airport.
This transaction highlights the continued investor interest in long-term, net-leased retail assets anchored by strong national tenants.
