Walmart E-Commerce Signs Largest Silicon Valley Office Lease Since 2023
Walmart Inc.’s e-commerce division has signed a 338,307-square-foot lease at Tech Corners, located at 803-815 11th Avenue in Sunnyvale, California. This marks the largest new office lease in Silicon Valley since 2023, overtaking the recent lease secured by Zscaler.
The lease agreement was facilitated by Newmark’s executive vice chairman, Phil Mahoney, and vice chairman, Mike Saign, who represented the property owner, Jay Paul Company. The new lease expands Walmart’s existing presence at Tech Corners, a prominent office development owned and operated by Jay Paul Company.
Tech Corners is a 26-acre, 957,204-square-foot Class A office campus. The site recently underwent a $30 million renovation aimed at attracting high-growth companies with modern, transit-accessible facilities and turnkey workspaces. Over the past decade, Tech Corners has consistently maintained full occupancy.

The transaction highlights continued strength in the Silicon Valley office market, particularly for well-located, fully modernized campuses.
