**Dallas-Area Mall Demolished to Make Way for New Retail and Industrial Development**

The former outlet mall along I-35 in Hillsboro, a suburb of Dallas, was once the city’s top shopping destination. However, like many older retail centers, it experienced a steady decline over the years. Now, the site is entering a new chapter as Glaser Retail has purchased the property and initiated demolition of the aging 1990s-era shopping center.

The redevelopment project will transform the site into a mixed-use destination featuring both retail and industrial facilities. Plans call for 14 retail and restaurant pad sites to be developed across 28 acres along I-35. In addition, 15 acres at the rear of the property will be designated for warehouse use. Altogether, the development is set to include approximately 200,000 square feet of retail and restaurant space, along with 230,000 square feet of industrial space.

According to reports, the $75 million project aims to secure a major big-box retailer—potentially a home improvement, hardware, or large grocery store—as an anchor tenant. The planned restaurants will offer a variety of options, including national chains, fast food, quick-service venues, a coffee shop, and at least one sit-down eatery.

Construction by individual tenants is expected to begin as early as August. If all goes according to schedule, new stores and restaurants could begin opening to the public by March or April of 2026.
