**Historic Atlanta Building to be Transformed into Affordable Housing and Retail Hub**
A once-vacant historic building near Centennial Yards in Downtown Atlanta is set to undergo a major transformation. Formerly home to the Atlanta Constitution newspaper, the 95,000-square-foot structure will be revitalized into a new mixed-use development known as Folio House.
Owned by the City of Atlanta, the property will be redeveloped by Gorman & Co., with architectural design led by Gensler. The renovation will include the creation of approximately 50 affordable housing units, designated for residents earning between 30% and 80% of the area median income. Plans also include commercial space on the building’s ground floor.
The Folio House project is part of a broader initiative to revitalize Downtown Atlanta in anticipation of the 2026 FIFA World Cup, an event expected to draw hundreds of thousands of visitors to the city. In preparation, Gorman & Co. will undertake extensive restoration efforts, including abatement of lead and asbestos, cleaning and repairing the building’s exterior brickwork, and removing graffiti.
While construction is not scheduled to begin until after the World Cup, the overhaul marks a significant investment in the city’s infrastructure and its commitment to increasing affordable housing options in the urban core.
