**Marcus & Millichap Brokers $10.51M Sale of The Junction in Woodinville, WA**

Marcus & Millichap has announced the successful sale of The Junction, a 31,000-square-foot industrial property located in Woodinville, Washington, for $10.51 million.

The transaction was arranged by John Marks and RJ Vara, investment specialists with Marcus & Millichap’s Seattle office, who held the exclusive listing on behalf of the seller, a limited liability company.

“This is the first time this Class A neighborhood center was on the market,” noted RJ Vara.

Located at 19151 144th Ave NE, The Junction is approximately 93% leased to a diverse mix of tenants, including fast food establishments, auto care services, and tasting rooms. The property, which was constructed in 2010, features an NNN expense reimbursement structure and annual rental increases for all in-place leases. These features have contributed to its consistent, near-full occupancy since its completion and support a flexible range of tenant uses.
