SL Green Realty Corp. has enlisted Eastdil Secured to market two prominent Manhattan real estate assets—one located in SoHo and the other in Lenox Hill on the Upper East Side. The properties being offered are 110 Greene Street, a SoHo office building that includes a Balenciaga retail store, and 690 Madison Avenue, a five-story retail property that houses luxury jeweler Van Cleef & Arpels.

According to sources familiar with the offering, the portfolio is expected to command a combined price of approximately $300 million. “These are two of the most coveted and impenetrable markets in global real estate, and there’s never been a transaction that offers access to both at once,” said Will Silverman, Managing Director at Eastdil Secured.

The 13-story building at 110 Greene Street, located between Prince and Spring streets, spans 295,000 square feet and includes tenants such as investment firm Avoro Capital. Meanwhile, SL Green acquired 690 Madison Avenue through foreclosure in 2021 and subsequently sold a stake in the asset to New York developer Jeff Sutton in 2023.

These listings mark SL Green’s strategic effort to reposition its real estate holdings and potentially capitalize on the high value of prime Manhattan retail and office properties.
