**Tucson Land Deal Paves Way for New Build-to-Rent Community**

Casitas at La Mariposa Community has acquired 36.77 acres of vacant land in East Tucson for $4.6 million. The property, situated along Houghton Road next to the La Mariposa Resort, was purchased from Ruth Chmeik and Fiona Brophy of Castle Pines, Colorado.

The site is slated for development into a 162-unit build-to-rent (BTR) casita community. The project, known as Casita Village at La Mariposa, is being spearheaded by developer Phil Amos in partnership with Philip Aries and Kirk Saunders of Saunders & Amos.

The planned community will consist of single-story rental homes designed to blend seamlessly with the natural desert landscape, while addressing the increasing demand for affordable and attainable housing in the region. The development’s location offers convenient access to nearby parks, trails, and established neighborhoods, enhancing its appeal for future residents.

This project follows the recent success of another Saunders & Amos development—Casitas Catalina. Delivered a year and a half ago, Casitas Catalina is a $50 million, 194-unit BTR community located at 9125 E Catalina Highway in Tucson.

Casita Village at La Mariposa represents the latest addition to a growing portfolio of thoughtfully designed rental communities in Southern Arizona.
