Realterm Acquires IOS Facility in Kent, Washington

Realterm has announced the acquisition of an industrial outdoor storage (IOS) facility located at 19929 77th Avenue South in Kent, Washington—one of Seattle’s premier industrial submarkets.

The facility spans 5.4 acres and includes a 12,640-square-foot shop building along with a 1,517-square-foot office building. It is equipped with several key operational features, including four drive-through doors (two of which are dedicated drive-through bays), three drive-through wash bays, a single point of ingress and egress, an on-site truck scale, and direct access to rail service.

Realterm intends to undertake significant capital improvements to further enhance the property’s functionality and long-term appeal.

“The Seattle-Tacoma region continues to experience robust demand for industrial outdoor storage and high-flow-through industrial facilities but faces a critical shortage of developable land for new construction,” said Jack Falk, Associate Vice President, Investments at Realterm.

Strategically situated in the highly active Kent Valley submarket, the site provides excellent access to major regional transportation hubs, including Seattle-Tacoma International Airport, the Port of Seattle, and the Port of Tacoma.

This acquisition represents Realterm’s tenth high-flow-through industrial property in the greater Seattle-Tacoma region.
