**Sterling Bay Breaks Ground on Massive Life Sciences Campus in Louisville**

Sterling Bay is moving forward with the development of a 2.5 million-square-foot life sciences campus in Louisville, Colorado. Spanning 400 acres, the campus will integrate a variety of asset classes, all unified by a central focus on life sciences.

In partnership with contractor Mortenson, Sterling Bay plans to construct facilities dedicated to research and development, biomanufacturing, healthcare delivery, retail, office, and industrial use. A key component of the project will be a 160-bed hospital being developed by Advent Health Avista.

The Louisville City Council approved the comprehensive project last year and authorized $88 million in General Obligation Bonds to support its construction.

Designed with innovation and community in mind, the campus will feature a variety of amenities, including a full fitness center, a 20-mile walking trail, and expansive conference spaces. According to the developer, the campus is intended to be adaptable for every stage of scientific discovery, with lab spaces designed to inspire creativity and innovation.

Sterling Bay is known for its commitment to design-driven, next-generation lab space, with this project marking a significant milestone in expanding Colorado’s footprint in the life sciences sector.
