**Sterling Bay Breaks Ground on 2.5 Million-Square-Foot Life Sciences Campus in Louisville**
Sterling Bay has begun development on a 2.5 million-square-foot life sciences campus in Louisville, Colorado, marking a significant expansion in the region’s life sciences ecosystem. The ambitious project spans 400 acres and is being executed in partnership with contractor Mortenson.
The campus will include a diverse mix of asset classes all centered around life sciences, including facilities for research and development, biomanufacturing, office space, retail, industrial operations, and health care delivery. A key component of the project includes a new 160-bed hospital being built by Advent Health Avista.
The project received approval from the Louisville City Council last year, which authorized $88 million in General Obligation Bonds to support the development.
In addition to specialized infrastructure for life sciences innovation, the campus will feature a wide array of amenities. These include a full-service fitness center, a 20-mile walking trail, and large conference spaces—aimed at fostering collaboration and promoting wellness among tenants and visitors.
