McDowell Housing Partners to Build Affordable Senior Housing in Tampa, Florida

Ekos at Bayonet Point

Hudson, Fla. – (June 2, 2025– McDowell Housing Partners (MHP), a leading affordable housing development and investment company, announced the financial closing to build the first phase of Ekos at Bayonet Point, a three-phase master-planned affordable housing community comprising a total of 360 units.  Ekos at Bayonet Point is located along the west side of Lakeshore Boulevard, one block away from Bayonet Point Regional Medical Center in Hudson, Pasco County, Florida.

Located at 7555 McDowell Way, Ekos at Bayonet Point Phase I will deliver 114 senior apartment homes in a four-story elevator-serviced building, providing much-needed housing options to seniors with incomes at or below 60% of the Area Median Income (AMI).  The project will provide well-appointed one-bedroom, one-bath units ranging from 650 to 700 square feet and will be a green building certified under National Green Building Standards and include a photovoltaic solar system.  Each spacious apartment will offer many energy efficiency features, including energy-star rated appliances, low-flow plumbing fixtures, SEER 15 HVAC systems, LED lighting and more.  Enhanced community amenities will feature a standalone clubhouse with a large pool, dog park, fitness center, arts and crafts area, and computer lab.   Ekos at Bayonet Point is expected to be completed in the third quarter of 2026.

Ekos at Bayonet Point Phase I

The development was financed with 9% housing tax credits issued by Florida Housing Finance Corporation and purchased by Truist Community Capital, National Housing Trust Funds, Pasco County Community Development HOME loan, Truist Bank construction loan, and Freddie Mac permanent loan originated by Grandbridge Real Estate Capital

The second phase of development, Ekos at Bayonet Point Phase II, is currently in the final design phase and will include 120 additional senior affordable units. Ekos at Bayonet Point Phase III is currently in the planning stages and will add 126 affordable units available to families and individuals of all ages.  When complete, the Ekos at Bayonet Point master-planned community will feature 360 affordable apartments, further contributing to the attainable housing supply throughout Pasco County.
