**Brandywine Realty Trust Tests Market with Major Austin Office Portfolio**
Brandywine Realty Trust is testing the current office market by listing a portfolio of three office properties for sale in the Austin area. The combined square footage of the buildings exceeds one million square feet.
According to reports, this move does not necessarily indicate an urgent need to sell. A spokesperson for Brandywine noted that the company is simply open to offers and would consider serious proposals.
JLL is leading the marketing effort for the portfolio, with Ryan Stevens, Mike McDonald, and Drew Fuller at the helm. The three properties being offered are:
– **Four Barton Skyway**: A 225,580-square-foot building on six acres located at 1301 S. MoPac Expressway. Built in 2001, the building is currently 72% occupied.
– **Four Points Centre I and II**: Located at 11305 Four Points Drive in Northwest Austin, this 192,396-square-foot office park spans about seven acres. Constructed in 2008, it is currently only 19% leased.
– **River Place Corporate Campus**: The largest of the three, this property covers approximately 48 acres with 590,882 square feet of office space. Situated at 6500 River Place Boulevard, it is 42% leased.
The offering represents a significant opportunity for potential investors to acquire large-scale assets in one of the nation’s most dynamic office markets.
