Downtown Dallas Ranks 12th Nationally in Apartment Growth
Downtown Dallas is experiencing a significant residential boom, ranking 12th in the nation for apartment growth. Since 2020, more than 7,600 new apartment units have been completed in the area, representing nearly one-third of all new rentals citywide during this period. This marks the highest downtown share among Texas cities, according to RentCafe’s Downtown Construction report.
Statewide, Dallas is leading in downtown apartment development. Comparatively, Houston has added 7,128 new units, while Austin trails slightly with 7,054.
The growth in downtown Dallas is not a new phenomenon. The city has seen consistent expansion in its downtown residential sector over the past three decades. In the 1990s, approximately 7,900 units were added, increasing to 11,400 units in the 2000s. That number nearly doubled in the 2010s, reaching 22,500 new units.
Although new construction dominates the landscape, adaptive reuse and redevelopment are playing an increasingly important role in downtown’s growth. During the 2010s, 8.9% of new units resulted from conversions of existing buildings. That trend has only gained momentum, with 10.5% of new apartments delivered since 2020 originating from redevelopment projects.
