**Magnolia to Lift Development Moratorium Amid Infrastructure Improvements**
The city of Magnolia, located in the Houston metropolitan area, is set to lift its building moratorium in the coming months—a development that signals promising news for commercial developers. The moratorium, which has been in place since December 2022, was enacted due to concerns over a potential water shortage triggered by the fast pace of new developments. During this time, the city restricted new water hookups, effectively pausing large-scale residential and commercial construction projects.
According to Community Impact, the city has invested approximately $30.2 million in key infrastructure improvements. These projects include the addition of new water wells, storage tanks, and booster pumps. With many of these enhancements nearing completion, city officials anticipate they will be ready to ease the moratorium as early as September.
In preparation for future growth and to ensure sustainable development, Magnolia has already secured land for its fifth water plant. Additionally, city leaders are in the process of identifying land to accommodate a sixth plant. These efforts are aimed at expanding water capacity and preventing future constraints that could again hinder development.
