**DarwinPW Represents Portokali Investments in Mundelein Industrial Building Acquisition**
DarwinPW Realty/CORFAC International’s Managing Broker George Cibula and Vice President Dan Prendergast recently represented Portokali Investments LLC in the acquisition of a 48,005-square-foot industrial building located at 933 Tower Road in Mundelein, Illinois.
The seller was represented by Collin Tyrrell and Dan Brown of Brown Commercial Group. The property was previously owned by a printing company that is in the process of winding down operations.
“Our investor appreciated the high quality of this free-standing building, particularly its heavy power capabilities,” noted Prendergast. “It’s a valuable asset with high replacement costs and flexibility to serve a wide array of tenants or end users.”
Originally constructed in 2004 by Principle Construction, the property offers 24-foot clear height ceilings, two drive-in bays, three exterior dock doors, and 72 parking spaces. Primarily designed for warehouse use, the facility also includes 4,800 square feet of office space. Its location offers convenient access to several key routes, including US Route 45, Route 83, and I-94, making it ideal for manufacturing or distribution operations.
