**Gateway Jax to Break Ground on Second Project in Pearl Square**
Gateway Jax is moving forward with its next major development, breaking ground on 425 Beaver Street — the second project in its ambitious Pearl Square masterplan. Previously referred to as Block N4, the mixed-use development will include 286 multifamily residential units, on-site parking, and nearly 20,000 square feet of retail space. Project completion is anticipated by 2027.
Gateway Jax is a joint venture between JWB Real Estate Capital and DLP Capital.
Once construction begins at 425 Beaver Street, Pearl Square will have approximately 500 residential units and 40,000 square feet of retail space actively under development. Several additional buildings are also scheduled to break ground throughout 2025 and 2026.
When fully completed, Pearl Square will deliver over 1,250 new residential units, roughly 200,000 square feet of retail space, a 100-room boutique hotel, and extensive outdoor dining spaces. The total buildout of Gateway Jax’s holdings is expected to represent a capital investment of approximately $2 billion over the next decade.
