**Omni Hotels & Resorts Plans 27-Story Hotel in Downtown Raleigh**

Omni Hotels & Resorts has officially submitted plans for a striking new 27-story hotel development in downtown Raleigh. The project, slated for 10 W. South Street, will feature 553 guest rooms and will be located directly across from the Martin Marietta Center for the Performing Arts. The architectural design is being led by Rule Joy Trammell + Rubio.

Currently serving as a surface parking lot, the 1.03-acre site is set to be transformed into a luxurious $300 million hotel. Construction is expected to be completed in 2027.

The proposed facility will include a variety of upscale features:

– A 10,856-square-foot restaurant
– 16,765 square feet of indoor recreation space
– 36,372 square feet of convention center space
– 6,570 square feet of office space

The ground floor will house a 4,481-square-foot sports bar as well as a 3,082-square-foot “Capital Café,” both located adjacent to the main lobby and front desk. Event and meeting spaces will include a 9,414-square-foot junior ballroom along with multiple smaller meeting rooms.

An outdoor amenity deck on the fifth level is also part of the plans. This space will feature a swimming pool, a poolside bar, and an on-site “3 Meal Restaurant,” offering guests elevated dining and recreation experiences.

This ambitious development positions Raleigh as a growing hub for hospitality and business tourism in the region, adding to the city’s vibrancy and economic landscape.
