**Bridges Capital Acquires Creative Office Property at 1045 Sansome, San Francisco**

CBRE has arranged the sale of the creative office property located at 1045 Sansome Street in San Francisco’s Jackson Square neighborhood to Bridges Capital. CBRE’s Kyle Kovac and Mike Taquino represented the seller in the transaction. Financial terms of the deal were not disclosed.

Originally built in 1926, the four-story building spans 83,871 square feet and has undergone significant renovations. These upgrades include new windows, modernized interior spaces, a top-floor lounge, and a rooftop deck. Currently, 64% of the space is leased to tenants across the architecture, design, and e-commerce industries.

“The Jackson Square submarket continues to attract an outsized amount of investor interest,” said Kyle Kovac. “1045 Sansome is ideally positioned to capitalize on the city’s rapidly expanding tenant base.”

According to CBRE Research, San Francisco’s office market showed signs of stabilizing in the first quarter of 2025. The city recorded 2.9 million square feet of office space leased, marking the highest quarterly leasing activity since the second quarter of 2019.
