**$1.3 Billion Mixed-Use Development “Long Branch” Approved in McKinney**
Creation, in partnership with Horizon Capital Holdings and Vaulter, has received approval from the McKinney City Council for a $1.3 billion mixed-use development named Long Branch. The project will be located at the northwest corner of US 75 and the future 380 bypass.
Spanning 155 acres—with 80 acres designated for active development—Long Branch is envisioned as a vibrant community blending residential, commercial, and hospitality elements. The master-planned development will roll out over the next decade in four tracts.
Key components of the Long Branch project include:
– Approximately 1,600 multifamily residential units
– 135,000 square feet of retail space, including a 65,000-square-foot specialty grocery store
– A 318,600-square-foot office campus with two six-story buildings
– A 100-room hotel
– A five-story parking structure accommodating 910 vehicles
The first phase of design is already underway, led by award-winning GFF Design. LGE Design Build will head construction efforts. Infrastructure work is slated to begin later this year, with vertical construction expected to commence soon after.
