**Creation Equity Greenlit for Massive Mixed-Use Development in McKinney**

Creation Equity has received approval from the McKinney City Council to move forward with a significant 146-acre development project at the northwest corner of US 75 in McKinney. The proposed master-planned community, known as Northgate, will include a mix of retail, office, and multifamily residential components.

Key features of the Northgate development include approximately 135,000 square feet of retail space and over 1,600 multifamily residential units. Plans also call for the inclusion of a hotel, six-story office buildings, and various outdoor amenities.

The project will be developed in multiple tracts:

– **Tract 1**: 300 multifamily units
– **Tract 2**: 180 brownstone-style multifamily units
– **Tract 3**: 450 multifamily units with grocery-anchored retail
– Grocery space: 65,000 square feet
– Additional retail space: 20,000 square feet
– **Tract 4**: 750 multifamily units integrated with office, retail, and hospitality components
– Office space: 318,600 square feet
– Retail space: 50,000 square feet
– Hotel: 100 rooms
– Parking structure: 910 spaces

The project will be phased across the designated tracts to ensure cohesive development and integration into the surrounding area.
