Marcus & Millichap has successfully closed the sale of a net-leased childcare facility occupied by Lightbridge Academy in Bethlehem, Pennsylvania. The transaction was valued at $4.62 million.

Reder, along with Derrick Dougherty and Scott Woodard—investment specialists in the firm’s Philadelphia office—exclusively marketed the property on behalf of the seller, a local operator and private investor. The team also procured the buyer, another local private investor.
Located at 3001 Linden St., the property occupies a prominent, signalized corner lot on 1.85 acres. Constructed in 2018, the 10,780-square-foot building is situated in a densely populated area with over 76,000 residents within a three-mile radius.
